This part of your roofing system is essential in keeping water out of your roof. During a roof replacement, we install metal flashing around all roof protrusions where the element connects to the roof. This includes:

  • Chimneys
  • Skylights
  • Dormers
  • Vents

Properly installed roof flashing goes underneath the shingles and helps protect the area from roof leaks. However, flashing needs a little help so it can best do its job. That helps comes in the form of a sealant around the top of the flashing, usually a silicon-based material.

If It’s Usually Metal, Why Does it Leak?

Properly installed metal roof flashing rarely leaks. However, the sealant degrades over time which is how water gets in. Sometimes roofers use a rubber or plastic flashing. Neither of those lasts as long as metal and both are more susceptible to cracking and holes. Flashing sealant maintenance is one of the reasons we recommend roof maintenance for your home at least once a year.
