Roofing Contract Essentials

When you need a new roof, chances are that you’re going to interview several Nashville or Knoxville roofing companies and ask for an estimate. When you think you’ve found the right one, you’ll likely ask for a formal quote and contract. Not all roof replacement contracts include the same elements, but they should all include these essentials.

The Basics

If the roofing company you choose doesn’t follow through and the contract you both signed doesn’t have the basics, it’s not going to provide you any recourse in the event there’s an issue. The most basic of elements it should include are:

• Company name
• Business address
• Phone number
• Contact name of the person signing

In addition, it should include any other relevant information like license number or insurance information if you’ve requested that be provided in writing.

Your Specific Roof Replacement Details

Don’t accept a contract that simply says, “replace roof with new shingles.” That leaves too much open to interpretation. Look for the specific brand, line and color shingles you want. They should either list all the elements they’re including in the roof replacement. Also make sure they include whether they’re tearing off the roof or performing a roof overlay. If it’s a tear off, make sure they’ve included disposal of the existing roof in writing. They should also include daily site cleaning and disposal of all debris. If your locality requires a permit for a roof replacement, most Nashville and Knoxville roofing companies get that for their customer, but don’t assume that is the case – look for it in the contract.

Payment

You want clear payment terms in any contract. Your roof replacement contract is no different. Most Nashville and Knoxville roofing companies ask for a down payment, not to exceed 50%, of the total job. This is fairly common unless your roof replacement is part of an insurance claim. We don’t think you should make a final payment until the job is completed to your satisfaction.
