1. All shingles are the same.
2. Two layers of shingles is better than one.
3. A home inspection includes a roofing inspection.

In case you didn’t figure it out, all of these statements are false. However, they also all deserve a bit of clarification.

Shingles

There are two general classifications of shingles; 3-tab and architectural. They not only look different, but also perform differently. One Layer of Shingles is Best

A roofer can either tear off your old roof and install a new one or install your new shingles over the old. The best method, and the only one that may provide a full manufacturer’s warranty, is a tear-off where the old shingles are replaced rather than overlaid with new.

A Home Inspection Does Not Include a Roofing Inspection

That’s because a home inspector is not a roofer. He can only state whether the state of the roof appears good or not. He can’t tell you if you have a roof leak or if there are unseen issues.

Annual Roofing Inspections Save You Money
