Protect your commercial roofing in Knoxville with regular maintenance

If you own or manage a building, you probably keep a service contract on the HVAC units. The roof those units sit on deserves the same attention. Commercial roof maintenance in Knoxville is one of the simplest ways to protect a building, because most flat and low-slope roof problems start small and grow quietly: a seam that opens a little, a drain that holds leaves, sealant that dries out around a curb. Many owners do not budget for the roof until something goes wrong. Here is why regular maintenance pays, what a good program covers, and what you can watch for between visits.

Why commercial roof maintenance in Knoxville pays off

A maintenance visit finds problems while they are still small repairs. An open seam, a loose piece of flashing or a clogged scupper costs little to fix when someone spots it on a scheduled walk. The same problem found after a leak usually comes with wet insulation, stained ceiling tiles and a much larger bill.

Rain is the reason this matters here. Knoxville's annual rainfall normal is 51.93 inches (1991 to 2020, McGhee Tyson station), so a low-slope roof in East Tennessee spends a lot of the year shedding water. Every weak spot gets tested often.

How a well-kept roof protects your business

Your roof protects your staff, customers, inventory and equipment. When it fails, the whole business feels it. You may have to move people out of a work area or send them home, equipment can be damaged, and materials or stock can become unusable. If the damage is bad enough and you run a storefront, you may have to close for a day or more. All of that costs money that never shows up on a roofing invoice.

We will be honest: even a well-maintained roof can fail. But far too many of the leaks we are called to could have been caught on a routine visit before they disrupted anyone's workday.

Maintenance helps the roof last longer

How long a commercial roof lasts depends on its material, the weather it faces, how much foot traffic it gets and how well it is cared for. Owners cannot change the first two, but they control the last two. A roof with clear drains, sound seams and tight flashing simply has fewer ways to let water in.

There is a paperwork reason too. Many manufacturer warranties require documented maintenance, and a written report from each visit is that documentation.

How often should a commercial roof be inspected?

Most maintenance plans call for a visit in spring and another in fall, plus a check after any major wind or hail storm. Older roofs, and roofs crowded with rooftop equipment, benefit from quarterly visits. The right rhythm depends on your roof's material, age and condition, so ask your roofer what they recommend for yours. If your roof has not had an inspection in the past two years, schedule one now.

What to watch for between maintenance visits

You or your facilities team can check the roof more often than your roofer does. From a safe vantage point, look for:

  • Standing water that is still there a couple of days after a rain
  • Leaves, trash or debris collecting around drains, scuppers and gutters
  • Bird or animal nests, especially near equipment and drains
  • Blisters, bubbles or wrinkles in the membrane
  • Seams that look open and flashing pulling away at walls, curbs and vents
  • New stains on ceiling tiles or walls inside the building

Keep unnecessary foot traffic off the roof. Service visits from your HVAC company are normal, but every trip adds wear, and a dropped tool or a poorly flashed new unit can start a leak. Ask other trades to tell you when they have been up there. If anything looks wrong, call before it turns into a bigger problem. Our post on the signs your commercial roof needs repair covers more of what to look for.

What a good commercial maintenance plan includes

No two roofs are the same size, material or condition, so a maintenance plan should not be one size fits all. Ours are customized to the roof. Each visit covers drains and gutters, seams, joints and fasteners, flashing and penetrations, and HVAC curbs and vents, along with the minor repairs we can make on the spot. You get a written report with photos and recommendations so you can budget, and plan customers get priority status when a repair comes up.

Choose a roofer who works on commercial roofs

Not every roofing company is a commercial roofer. Unless your building has a steep-slope shingle or metal roof, maintenance and repair on a flat or low-slope roof take different skills, tools and materials. Ask whether the company installs and repairs your specific system, whether that is TPO, EPDM, PVC or metal, and whether it can show you photos of what it finds. Mobley Brothers is a GAF GoldElite Commercial contractor, and our commercial work includes TPO, EPDM and PVC membranes, commercial metal roofing and coatings over suitable existing TPO and EPDM roofs.
